A Slower Pace, A Wilder View

Off-grid cabin stays, a lakeside wood-fired sauna, and quiet experiences on a working farm in the Cotswolds.
Based near Swerford in the North Cotswolds, Leys Farm has been carefully managed for wildlife, landscape and low-impact living for decades.

“Completely secluded and deeply personal — magical.”

A working farm, thoughtfully opened

Leys Farm is a working farm in the Cotswolds, shaped by conservation, wildlife and regenerative land management.

Alongside restoring hedgerows, wildflower meadows, winter bird habitat and water margins, we open the farm to a small number of guests and supporters each year.

That might mean staying in our off-grid lakeside cabin, taking time in the wood-fired wild sauna, celebrating a small wedding in a quiet corner of the landscape, or becoming part of the Wild Collective and supporting the land directly.

Everything here is rooted in real work on real land — shared thoughtfully, without crowds, schedules or noise.

The farm sits within a mosaic of grassland, woodland, water and hedgerows, managed under agri-environment schemes that prioritise biodiversity, soil health and habitat recovery. Each stay, celebration or membership directly supports this work on the land.

Leys Farm is a working farm near Chipping Norton in the Oxfordshire Cotswolds, offering off-grid stays, small weddings and nature-led experiences.

“It feels generous, but never busy.”

Why We Do This

Leys Farm is first and foremost a working farm. Opening it to a small number of guests allows us to care for the land properly — restoring habitats, protecting wildlife and farming with a long view.

Everything here is about balance: people, nature and place. Guests are part of that balance, not separate from it — helping to support the work on the land simply by being here.
